TERMS AND CONDITIONS FOR STAY
Hotbox Jamaica Limited (“Hotbox”) has been operating as an AirBnB in Jamaica for over 10 years. Today, our main aim is to provide a full 4/20 stay experience personally curated for each guest, inclusive of access to the Irie River and local tours. We intend for our guests to enjoy a vacation stay filled with good vibes in a safe environment, with dependable staff and utmost privacy.
These Policies/House Rules (“House Rules”) were developed in accordance with compliance with local laws, industry standards and in accordance with our values of Safety, Integrity, Dependability and Good Vibes. Accordingly, whilst we intend to give you the full Hotbox experience, we have to be mindful of each others’ enjoyment and ensure there is mutual understanding. As such, this Policy forms a part of our reservation agreement with you and by registering, each guest has agreed to the terms and conditions of stay.
Please note, these House Rules cover rules regarding the House, the Irie River and the provision of Tour Services.
Hotbox Employee – a Hotbox employee is any person, contracted or directly employed, who provides services at the Bonham Spring Great House or the Irie River.
Common area - outside of guests’ bedrooms and assigned bathrooms, the remainder of the Great House spaces, indoors and outside are deemed common areas.
Premises - The Hotbox premises includes the Great House, the Gazebo, and the Irie River
Property - The Hotbox premises is situated within a 100-acre property
CHECK-IN TIME AND PROCEDURE
Check in Time – 3:00 p.m.
All guests must be 18 years of age or older to check in. During check in, all guests are required to complete a Registration Form which includes providing their names, address, telephone, e-mail address and signature. Guests are also required to provide a valid government issued identification (passport, driver’s licence, national ID, etc.), which will be photocopied by one of Hotbox’s employees.
Guests will be provided with a Code for access to rooms and main entrance and Guided Tour through the house by Hotbox employees.
CHECK-OUT TIME AND PROCEDURE
Check out time: 12:00pm
Guests are asked to leave their room key in the bedroom lock when leaving.
Later check-outs may be accommodated, upon your giving at least 24 hours notice and upon payment of a late check out fee.
Any refund for early check-outs is within the complete discretion of HotBox.
Reservations are guaranteed with a credit card or with the security deposit being transferred directly to our Bank account (details to be provided). Please have the reservation confirmation available for check-in.
4.1. The maximum number of persons allowed in a room is two (2) adults. Once exceeded, guests are required to book another room.
4.2. Small children can be accommodated in a parent’s room.
SPECIAL ROOM REQUESTS
Our rooms are subject to availability. Where possible, we will try to honour your request for a specific room.
CANCELLATIONS AND NO SHOW
To avoid a one-night full room cancellation fee, all cancellation of reservations must be done twenty-four (24) hours prior to arrival. Cancellations less than 24 hours will result in the cost of one night’s full room stay being charged from your credit card or deducted from your security deposit.
Failure to arrive at the scheduled time will result in a “no show” fee equivalent to one-night full room stay. This fee may be charged to your credit card/deducted from the security deposit and the balance returned to you. Guests are therefore urged to notify Hotbox prior to check-in time and we may exercise our discretion, based on the circumstances.
REFUSAL OF SERVICE
In keeping with our values and compliance with the laws of Jamaica, Hotbox reserves the right to refuse to accept persons at our AirBnB. Our reasons for refusal includes, but not limited to: persons intoxicated or under the influence of drugs, persons who act in a way which disobeys our policies; persons suspected of desiring to use the premises for illegal or immoral purposes; persons being disruptive and unreasonably disrespectful to other guests and Hotbox staff; suspected cases of Covid-19 or any contagious disease.
We want all our guests to be respectful of their neighbours and therefore ask that noise be kept to a minimum while on property. Quiet hours are from 12pm to 8am, as such, we ask that there be no loud music or partying in rooms. Any continuous disturbances triggering a visit by the police or a warning from HotBox’s management may require the guest/s to forfeit the remainder of their stay and immediately vacate the property without any refund.
This is HotBox, guests 18 years of age and older are permitted to smoke ganja throughout the inside and outside of the house. We however ask that pure grabba or tobacco smoking be limited to outside of the house, corridors and gazebo. We also ask that guests be mindful of the bedding, furniture, fixtures, etc. and to exercise care when smoking inside the house, doing everything reasonable to prevent causing a fire. We ask that you utilize the Ash trays provided throughout the house and to immediately notify a HotBox employee in the event of a fire or other related emergency
Any damage to rooms, fixtures, furniture, bedding etc., arising from failure to comply with this policy will result in you being billed for the requisite repairs or/ad replacement.
Smoking ganja or tobacco by children is strictly prohibited. Parents/Guardians are responsible for ensuring their child/ren is not participating in smoking ganja or tobacco on the premises.
HotBox does not provide Alcohol, however, all guests, 18 years of age and over are allowed to bring their own alcoholic beverages. Adult guests are free to consume alcohol throughout the property, however, we ask that consumption is done responsibly and strongly encourage our guests to not consume alcohol to the point of intoxication.
We strongly encourage guests to not operate any heavy machinery while under the influence of alcohol. This includes all motorized vehicles belonging to guests or Hotbox.
Alcoholic beverages consumption by children is prohibited.
The main entrance and each bedroom is equipped with a Smart Lock system to which each guest, 18 years and over, will be provided with a code. As safety is one of core values, we ask that you do not share codes provided during your stay.
Each room is equipped with a Safe. You are strongly encouraged to keep your passport, electronics, jewelry and other valuable belongings stored securely in the Safe and to not share the Safe combination with other guests or Hotbox employees.
HotBox’s liability for any valuables exceeding JMD5,000.00 is limited to valuables that have been lost or destroyed after fastened and sealed in the Safe.
A printer is available in the common area for your printing, photocopying and fax needs. A fee of $1.00USD per page will be charged at the time of use.
Free Wi-fi is available for all guests once registered. A Hotbox employee will provide the password once you are checked-in. Any changes to the Wi-fi password will be communicated.
Hotbox does not assume liability for losses resulting from internet disruptions outside our control.
ACCESS TO ROOMS / HOUSEKEEPING
Housekeeping will be provided upon request.
Our House keeping staff is trained to knock before entering a room.
Notwithstanding the provisions of paragraph 11, Hotbox’s management may enter rooms in cases of emergency, suspected illegal activities, necessary maintenance, or to verify the condition of the room after a reasonably lengthy period has passed.
Where illegal activities or breach of these policies are discovered, Hotbox reserves the right to evict guests without refund and to grant access to the police/law enforcer.
WASHROOMS / BATHROOMS
Each bedroom has an assigned bathroom. While there is access to two of the washrooms/bathrooms from main hallways, we ask that you only use the washroom assigned to you. Please do not use the bathroom assigned to other guests.
Please feel free to relocate furniture in the common area, particularly when socializing with other guests. We ask that you return furniture to their original state at the end of its use. Do not rearrange furniture in the bedroom.
We ask that you refrain from opening windows on the second floor, if they are already closed.
Visitors are welcomed in the common areas of the house and in your bedroom; however, it is the responsibility of the registered guests to ensure that visitors also comply with our policies and House Rules. All visitors must notify a Hotbox employee on arrival. Visitors are not allowed to use or have access to the river, tours, WI-FI, complimentary food, ganja, etc., unless such consent is given by a Hotbox employee upon payment of a fee.
A maximum of three visitors are allowed during the day. No visitors are allowed after 11:00 p.m. Any extra overnight visitors must be approved in advance and will have to pay an extra fee as set out in our rates.
Visitors who fail to adhere with the house rules may result in eviction from the premises.
While we welcome you to enjoy Hotbox with your family, please note that children’s safety is the final responsibility of parents or/and guardians. Children should at all times be supervised at our property by a parent or guardian and guests are personally and legally responsible for the safety of their children at all times.
We ask that you do not leave children under the age of 12 years unattended in rooms, balconies, deck area, corridor, the gazebo, the outside premises or the river.
Smoking is strictly prohibited by children.
Children 12 years of age and under are free once sharing a room with one or more paying guest.
Firearms, knives or any offensive weapons as defined under the Offensive Weapons (Prohibition) Act, 2001 are not permitted on the premises.
As the cost of electricity in Jamaica is very high, we kindly ask that you turn off all electrical devices (including, but not limited to, ceiling fans, air conditioners, lights) when not in use.
Each bedroom is equipped with a working flashlight, in the event of a power outage.
Hotbox is not liable for any losses arising from electrical/power outages outside our control. However, in the event of an outage, we ask that you immediately inform a Hotbox employee and we will contact the Jamaica Public Service to have the power restored as soon as possible or do everything we reasonably can to limit discomfort.
DAMAGE OR LOSS OF PROPERTY, FURNISHINGS, BEDDINGS, ETC. (“property”)
Guests are asked to use and enjoy the premises in a reasonable manner and not to cause damage to or loss of property, fixtures, furnishings, equipment etc. We also ask that you do not remove any property belonging to HotBox, including towels, washcloths, beddings, equipment, etc. Any damage or loss which is deemed significant will be billed to the Guest. Repairs or replacement for willful or accidental damage is borne by guests.
DELAY OF USE FOR NEXT GUEST
Failure to adhere with our policy or house rules can trigger a refund or discount to subsequent guests. This includes unauthorized late checkout, damage to property requiring repairs, special cleaning, replacement of stolen items or any other violations. As such, you are responsible for any loss of income to Hotbox.
We ask guests to dispose of food or any waste items in the available trash cans provided in the kitchen and bathroom. When the garbage bin is full, please remove and dispose of them in the community garbage enclosure located outside of the kitchen.
COOKING AND KITCHEN ITEMS
All forms of cooking are permitted in the kitchen or at the outside grill. Cooking in other areas of Hotbox is strictly prohibited.
All items in the kitchen are shared materials. Please use, clean, and return items to their original place for others’ use and enjoyment.
BREAKFAST AND MEALS
Hotbox does not provide meals; however, we can arrange for the delivery of catered meals to Hotbox for your enjoyment.
Hotbox offers an infused meal package. Please indicate your interest in this package upon arrival.
Each room is equipped with a bar fridge for storing food. You are responsible for ensuring that food is disposed of in a timely manner.
You are welcome to use the washer. Instructions in the laundry room.
RULES FOR BALCONIES AND DECK AREAS
Be sure to safely enjoy the view from our second floor balcony and patio deck. Observe your proximity to railings and edges at all times.
OFF LIMIT AREAS
There are a few areas within the house which are off limits. They are the cupboard under the grand staircase, and we ask that you do not open the electrical panel in the hallway.
Absolutely no pets allowed.
PARKING AT YOUR OWN RISK
Parking is free for registered guests. Please park your vehicle in the designated space provided and ensure that your vehicle does not prohibit access to others’ vehicles.
If the vehicle will remain at the premises during your stay, we require that you provide the vehicle type and licence plate number, during registration. This is strictly for identification purposes and to not unnecessarily disturb other guests in the event of an emergency.
Vehicles are parked at your own risk and Hotbox does not assume liability or responsibility for any vehicle, occupants or vehicle contents while parked on the premises.
No vehicle should be left on the premises, after the guest has departed, without the prior express consent of a Hotbox employee. In such a case, Hotbox reserves the right to have the vehicle towed at the owner’s expense.
For the purpose of this paragraph, owners include the registered guest to which the vehicle is assigned and is not limited to the owner stated on the vehicles’ registration documents.
A $200USD security deposit is required for your stay. We understand that accidents do happen and kindly request that you report any accidental breakages or damages to a Hotbox employee before checking out. In the event that damage to the property or its contents is not covered by our insurance or it exceeds the security deposit, the cost to repair or replace will be billed to the guests.
Hotbox ensures that we can issue a refund for the amount you deposited. We can process the refund within 24 hours, or it can take a week or month for the amount to go to your account. The refund varies depending on the card you used.
EMERGENCY / ILLNESS
Please immediately notify a HotBox employee in the event of a fire or other emergency. A list of emergency assistance numbers can be found on your room door.
We encourage guests to practice universal precautions, such as hand washing and sanitizing, to avoid the spread of virus
First Aid Kit is available in the common pantry
Pain killers, rubbing alcohol, hydrogen peroxide, tooth brush, toothpaste are available for sale
ITEMS LEFT BEHIND AFTER CHECK OUT
Hotbox is not liable for items or valuables left at our premises after check out.
However, where valuables are discovered after check out, we will do our best to notify you by contacting you at the information provided in our registration form. Items are held for a maximum of thirty (30) days after check out.
As we do not assume liability or lost, damaged, misplaced items, you are immediately encouraged to contact us once you are aware that your item is missing.
Hotbox will gladly return any important documents or items that’s left behind at our premises. This is subject to its availability, the necessary fees and delivery method to be agreed upon. We are however not liable for any mishandling, misdirection, damage or loss during shipment.
Failure to make arrangements for collection will result in the items being discarded on the expiry of thirty (30) days.
THE IRIE RIVER
The Irie River is located within the property. A locked gate protects its access.
Patrons of Hotbox are privy to the use of The Irie River pending they adhere to the River Policy (see attached).
Personalized tours are available through Hotbox. Speak with your host about options and availability.

Please note that whilst housekeepers and janitors are employees, their role may not include dealing with some of your queries. Therefore, to ensure your issues are properly addressed, please direct queries to the aforementioned employees.
OBEYING SIGNS ON PREMISES
To ensure the safety of all our guests, we have strategically placed signs on the premises (including inside the house, outside, parking area and at the river). These include, but not limited to: wet floor signs, do not open windows, stay away, park at your own risk, do not enter, no children allowed, river closure and opening hours. We ask that you adhere to these signs.
MODIFICATIONS TO POLICY/HOUSE RULES
These House Rules, as well as contents on our website may be amended, varied, modified or cancelled by Hotbox any time without notice. As such, we ask that you please check our website regularly and especially, immediately prior to and during your stay, for any changes as any changes will be considered part of your reservation agreement. You may also obtain these House Rules from a Hotbox employee.
Failure to follow any of these house rules is a breach of the terms and conditions of your reservation.

We reserve the right to evict, without refund, any guest or visitor, who fails to adhere to our House Rules.
